What is your background and company history?
Kodiak Log Homes has been in existance since 1994, when my brother, a long time log home builder, and I decided to strike out on our own and create our own log home construction and sales company. During the first years, most of our homes were sub-contracts from major log home marketing companies, but we knew that our real future was to grow to be both a producer and distributor. My brother, now with 20 years experence in building log homes, runs the prodction yard in 100 Mile House, BC, while I took on the sales and marketing, using my computer systems and marketing background to our greatest advantage. Today, we have one of the largest log home construction yards in the 100 Mile House area, a region famous for log home construction, and are consistently building 25 to 40 homes per year. Our crews are highly skilled log crafters who wre hand-picked from the best builders around.

What would make me become a dealer for you instead of the other companies?
Almost all of the log home companies offer a decent product and support. Any log home company can knock together a chinker style home, as it doesn't require a great deal of skill or quality materials.
The difference with us is that we don't settle for average!
- We build our log home shells with only the highest quality materials, using highly skilled log-home craftsmen.
- The vast majority of the homes that we produce are in the full-scribe latteral (similar to swedish cope) style, where the natural contour of each log is maintained while a seamless connecton between the logs is provided. The result is a log home with character, style and class.
- We offer specialized features, ranging from dove-tailed corner notching to log spiral staircases, that most other log home suppliers simply can't offer.
- We have an aggressive and flexible rate structure available for our dealers, and our pricing structure is one that allows us to have one of the best cost to quality ratio in the industry.
- We are constantly updating our available products to address the needs that we see in the market, such as log siding and feature logs.
- We have our own design department, where we use ArchiCAD to not only create floorplans, elevations, and cross sections for blueprinting, but can also render the home in photo-realistic 3D befor a single log is cut.

What is your average cost per square foot?
This is a question that is often asked but difficult to answer. There are so many factors that go into the pricing of a handcrafted log home shell that to give a representative per-square-foot price will almost always be inaccuate. The diiference in price between Western Red Cedar and Englemann Spruce logs, depending on which you would choose; the number of corners, interior log walls, special features, second floor and roof configurations all play a part in determining the pricing of the log shell. That said, based on the floor plans that we have on our web-site, the average cost per square foot using Douglas Fir logs for construction would be $22.33 US per quare foot, not including shipping.

How many homes do you sell a year?
Kodiak Log Homes has been building and re-erecting log shell packages worldwide since 1994. We have built hundreds of homes and commercial buildings. Kodiak Log Homes typically builds 25-40 custom homes each year. These custom structures have varied from 300 square feet to over 22,000. Our staff and log builders average over fifteen years in the building trade.

What is an average commission?
The commission structure is flexible, and is dependant on your preference.
- Referral Source: At this level, you would be referring your contacts to us, and we provide you with a $500.00 referral fee in the event that we are able to close the sale with them. This level would apply to people who wish to have a more relaxed approach to log home sales. No territory is assigned to Referral Sources. To be at this level, there is no minimum number of sales required.
- Part-time Dealer: At this level, you would still be referring your contacts to us, but you would also be more actively generating leads through local advertising, log home shows, local home construction contractors, etc. At this level, we would provide you with a $1,000.00 referrral fee in the event that we are able to close the sale with your contact. This level would apply to people who are more pro-active in their approach to acquiring sales leads. To be at this level, you would need to provide us with 2 or more sales per year, but are not required to own a log home yourself. You would not be assigned a territory at this level.
- Full-Time Dealer: At this level, you would be handling all of your client's needs directly, with full support from us when needed. You would have already purchased your own log home or office, and will use it as a model home for displaying the craftsmanship to your clients. You would be actively marketing our log homes in your territory through advertising, log home shows, local contractors, yellow pages, etc. You would need to have a dedicated phone line that we can refer to on our web-site. You would be assigned an exclusive territory at this level, but you are permitted to sell outside of your territory as long as that territory does not belong to another Full-time dealer. In order to maintain your exclusive territory, we require that you provide us with a minimum of 5 sales per year. At this level, there are two options for your fee structure available: The first is a straight 50% of the profit from the sale of the log home goes to you, with a full accounting of costs being passed along to you. The second is a 'Dealer rate' being applied to each log shell that you sell, and any profit above that dealer price goes directly to you.

Do you own your own yard and where is it located?
Our 8-acre log yard is located in 100 Mile House, BC, and is run by my brother, Carey.

How much do you provide for advertising in my area?
We provide you with printed brochures and CD ROM 'Information packs', which contain plans and various information about our log homes. The CD ROM is based heavily on the content of the web site. Other advertising, such as ads in local papers, yellow page listings, etc., would be up to you. As the expert in your region, you would be best able to decide what the most effective means of advertising would be for your area.

What national advertising do you do and where can I see it?
We have placed ads in the Log home Living buyers guide for the past 3 years, and plan to expand that advertising into other relevant publications. We have advertised in other log home magasines, but found that the response from those sources were not nearly as prolific as the response we received from the Log Home Living readership. We also hacve a well placed, professionsally created web site that receives a lot of trafic.

At what trade shows will you be so I can see your product?
We do not attend specific log home shows on a regular bases, but do attend those that are deamed to be of the greatest benefit. If you have a log home show in your area that you would like to see us participate in, please let us know, and we will take steps to be there.

What type of promotional material do you provide?
We provide our dealers with 4-page full-color brochures, CD ROM Information packs, and a well-placed, information packed web-site that generates e-mail and telephone leads.

Do I have to buy a model home from you?
No, though it would assist you in your acquisition of clients. Having your own log home allows you to show off the log home craftsmanship, as well as the finishing touches and style that you bring to the table.

Do you assemble the log shell on site, or do we?
Our standard pricing includes a builder on site to supervise the assembly of the log shell on your client's sub-floor. As a dealer for Kodiak Log Homes, you may also take part in the assembly of your client's log homes. While this provides a level of customer service that is always appreciated by your clients, it also provides you with valuable experience that can, once you are ready, enable you to supervise the assembly of future log homes yourself. The result is that you can increase you profits by providing that service yourself.
